You have questions? We have answers. Q: Do Stands have ocean views? A: Yes, all stands have ocean views. Q: When can I start construction on my stand? A: As soon as the Investor secures his stand owners can start construction.Q: What is the regulation regarding ownership? A: Stand owners will have a share in the company which entitles them to their stand. After construction has been completed on their holiday homes a title deed is issued for the respective homes. Q: How safe is my investment? A: The Mozambican Government is very forthcoming to Investors and Tourists who play a big part in the recovery of the economy. There are lots of laws and procedures in place that guarantees your investment. Q: Purchase price of Stand? A: Stands vary between R350,000 and R500,000, depending on location and proximity to the beach. Q: Is there a rental pool for home owners? A: As holiday homes will be private joining a rental pool system is optional. Home owners have the privilege to join a rental pool system or have the option to keep their holiday home under lock and key.Q: What portion of the rental proceeds will revert to the owner? A: There will be an open book rental system where Coco Cabana Estate will retain a mutually agreed portion of the rental earned and the balance will be due to the owner.Q: Will the holiday home be serviced while under rental? A: Yes all holiday homes in the rental pool will be cleaned and serviced during the rental periods.Q: Is there a monthly levy on the unit? A: There is no monthly levy for home owners. What we do ask for is a small yearly fee which will include Land tax and any maintenance or upgrade to the access road. Security\Cleaning services are optional if so required.Q: Who will be responsible for ongoing maintenance of my holiday home? A: As holiday homes are private, home owners have the responsibility to maintain their holiday homes. As a service Coco Cabana Estate can have a team to assist home owners in maintaining their holiday homes.Q: Who will be responsible for furnishing the unit? A: All home owners will bear that responsibility. Coco Cabana Estate can provide furnishing options if so required.Q: What is the distance to the Estate from major cities? A: Maputo is 485km by road and JHB about 1000Km. For location see our map.Q: Is there an airport? A: Yes, Inhambane which is 15km from the Estate, direct flights from/to Maputo and from/to JHBQ: What is the climate like? A: The climate is tropical and subtropical, rainy season end January to March. Winter temperatures range between 20 and 30 degrees.Q: What is the currency in Mozambique? A: Metical plural Meticais, numerous banks are located in Inhambane where foreign currency can be changed. In Tofo there is a Bank BCI and ATM that accepts Visa and MasterCard.Q: Is there mobile phone reception and internet connection? A: Yes there is mobile phone reception and Internet connection.Q: Is there security at the Estate? A: Two main security entrances to Coco Cabana guarded 24 hours.Q: Are there Restaurants and shops nearby? A: There are numerous Restaurants, markets and shops in Tofo, Barra and Inhambane.Q: What activities are there to do in Tofo/Barra and surrounds? A: Activities include: Diving (one of the best locations in the world), Snorkelling, Big Game fishing, Quad bike rentals, Surfing, Kayaking, just to name a few.Q: Are there going to be communal areas at the Estate? A: Bar/Restaurant with pool, Conference centre, Entertainment area, Games room, Curio shop, Picnic and Braai areas.Q: Is there an infrastructure on the property? Q: Is there Electricity? A: Talks are currently underway to connect to the National power grid (EDM).As Coco Cabana Estate will have to cover these costs, Stand pricess will escalate once power is connected to the Estate. At the present moment all Stand owners will be responsible to provide their own electricity by means of generator or other means of power source. Q: Is there drinking water? A: Good clean drinking water from our boreholes and Council (Fipag) water can be connected if required.Q: Are there any Hospitals nearby? A: Yes, Inhambane have good clean hospitals and are mostly sponsored by the Mozambican Government.
