Q: Why are you selling the resort?

A: We are relocating overseas and will not have the time and committment for this project as we are unable to be here full time.

Q: What was your intention for the resort?

A: We started the project on a resort basis and as time progressed and new laws were passed in Mozambique regarding home ownership and fractional ownership we decided to split the project into good quality tourism accommodation and sell real estate / housing on a fractional basis or full ownership to the public. The resort has ample space to achieve both objectives and is ideally located on the beach with magnificent ocean views.

Q: Are all the resort documentation in order?

A:Absolutely we have all the licences to continue this project and legal documentation. The projects was approved by all government bodies. Environmental licence, Tourism licence, construction licence and all other aspects of legality for the resort has been concluded.

Q: How safe is my investment?

A: Very safe, Mozambique economy is on the rise. We thought long and hard about the decision to sell. We still regret to sell the resort but due to our current circumstance we have committments overseas and do not have the time and presence to be in Mozambique to conclude our project.

Q: How will the sale be conducted?

A: We will transfer all licences and documents of Coco Cabana resort in your favour. All legals and transfers will be handled by proffessional attorney and signed and legalised by the notaries of Mozambique.

Q: What is the distance to the resort from major cities?

A: Maputo is 485km by road and JHB about 1000Km. For location see our map.

Q: Is there an airport?

A: Yes, Inhambane which is 15km from the resort, direct flights from/to Maputo and from/to JHB

Q: What is the climate like?

A: The climate is tropical and subtropical, rainy season end January to March. Winter temperatures range between 20 and 30 degrees.

Q: What is the currency in Mozambique?

A: Metical plural Meticais, numerous banks are located in Inhambane where foreign currency can be changed. In Tofo there is an ATM that accepts Visa and MasterCard.

Q: Is there mobile phone reception and internet connection?

A: Yes there is mobile phone reception and Internet connection.

Q: Is there security at the resort?

A: Two main security entrances to Coco Cabana guarded 24 hours.

Q: Are there Restaurants and shops nearby?

A: There are numerous Restaurants, markets and shops in Tofo, Barra and Inhambane.

Q: What activities are there to do in Tofo/Barra and surrounds?

A: Activities include: Diving (one of the best locations in the world), Snorkelling, Big Game fishing, Quad bike rentals, Surfing, Kayaking, just to name a few.

Q: Is there an infrustructure on the property?

A: Yes there is a well established infrastructure on the property, including a 120m² workshop which was planned to be converted into a games room upon completion of the resort.

Q: Is there Electricity?

A: Discussions are underway with EDM and all resort owners in the area. Predictions are that power lines will be concluded early 2012. In the meantime a big generator and backup generators are being used.

Q: Is there drinking water?

A: Good clean drinking water from our boreholes. Thou Inhambane Council and FIPAG are laying a pipeline towards the property. Coco Cabana Estate will tap from the council pipeline and use our boreholes as backup in the near future.

Q: Are there any Hospitals nearby?

A: Yes, Inhambane have good clean hospitals and are mostly sponsored by the Mozambican Government.
